One mistake a lot of sellers make is in listing their home with whichever Realtor give them the highest estimate of value.   This practise is referred to in our business as "buying the listing".   It can be a real time and money waster if you fall for it.  I make every effort to my homework ahead of time, so that when your property hits the market it will be competitively priced and create excitement within the pool of likely buyers.
